Scope of work

    Total price$0.00

Payment. Balance due on completion of the pour and finish.

Change orders. Work outside the scope above is priced as a written change order, signed by both parties before it is done.

Weather and subgrade. Pour dates depend on weather and temperature. If excavation finds soft, wet or unsuitable subgrade, correcting it is extra work priced as a change order.

Exclusions. Concrete can crack; control joints are placed to guide cracking, and cracks that do not affect function are not defects. Damage from de-icing salts, fertilizer or chemicals is excluded. Excluded unless listed above: permits, soil testing, utility locates beyond the public locate service, landscaping repair.

    What the builder asks for

TakeoffSlab, footing, wall, pier, curb or steps, as many as the job has; thickened edges and footings as their own lines
ConcreteReady-mix per yard, waste %, the step your plant sells in, short-load fee
LaborCrew size and days, or square feet per crew-day, and your loaded hourly cost
Site workDemo and disposal, excavation and grading, base stone, compaction
MaterialRebar, mesh or fiber, vapor retarder, forms, expansion and isolation joint, curing compound, sealer, sales tax on materials
Equipment and subsPump and pump minimum, saw cutting, dumpster, permit
ConditionsCold-weather protection (blankets, heat, accelerator), decorative finish
MarkupOverhead and profit, entered as markup on cost; the builder shows the margin it produces

For the hourly cost, the builder shows the BLS May 2025 mean wage for cement masons and concrete finishers (SOC 47-2051) in your metro, or your state where BLS publishes no metro figure. Treat that as a reference point for base pay. It leaves out burden, and on public work your rate is set by the prevailing-wage determination instead.

    Markup versus margin

If a job costs you $10,000 and you add 20% markup, you price it at $12,000. Your margin on that price is $2,000 out of $12,000, which is 16.7%. To clear a 20% margin you need a 25% markup. Type a 25% markup and the builder shows the 20% margin next to it.

    A worked takeoff

A 20 × 24 ft patio at 4 inches is 480 SF and 5.9 cubic yards. Turn the edge down to 8 inches total depth over a 12-inch width and the 84 SF band adds 1.0 yard; in the builder that is a footing line 84 ft long, 12 inches wide and 4 inches deep. That is 7.0 yards before waste; at 8% it comes to 7.5, and you order the next step your plant sells. A trenched edge wastes more than the flat slab, so raise the waste percentage if the job has a lot of it.

    The proposal

The proposal carries your company details, the customer, scope lines and exclusions, with a default exclusion for cracking and de-icer damage that you can edit. It also covers deposit and progress payments, a change-order clause, weather and subgrade terms, how long the price holds, and signature lines. A field holds any notice your state requires in residential contracts. The footer reads “Prepared with SlabCalc” in small type; save your settings by email and you can turn it off. The same layout downloads as a blank Word proposal, and the cost lines as an Excel-ready estimate sheet, if you would rather fill them in by hand.
